Why Sixtwelve?A 6/12 roof rises 6 inches for every 12 inches across, like the orange line here. That’s where our name comes from.

How a new roof goes on

A new roof, layer by layer

This is the order we follow on every new roof, from the bare wood deck up to the ridge.

  1. Down to the wood deck. Every old shingle comes off, so we can check every board underneath.
  2. Ice and water shield. A self-sealing membrane along the eaves, where ice dams push water up under the shingles.
  3. Synthetic underlayment. Rolled out across the rest of the deck as a second line of defence against water.
  4. Architectural shingles. Laid in courses from the eaves up, so each row overlaps the one below it.
  5. Ridge cap and flashing. Cap shingles close the peak, and new flashing seals the chimney and vents.

Most new roofs take one or two days. We never leave a roof open overnight.

Prices

What it usually costs

These are starting prices for a typical Durham house, before HST. After the inspection you get a fixed written price, and it only changes if you ask us to add work.

  • Leak repair

    from $350

We trace where the water actually gets in, which is often a few feet uphill from the stain on your ceiling. Most leaks we see come from the flashing around a chimney, vent pipe or skylight. You get photos of the problem and of the fix.

  • Shingle replacement

    from $8,900

A full tear-off down to the wood deck, new synthetic underlayment, ice and water shield along the eaves and valleys, new vents and architectural shingles. The starting price is for a bungalow with a simple roof. Most two-storey homes in Whitby and Ajax come in between $12,000 and $17,000.

  • Flat roofs

    from $2,400

Two-ply modified bitumen or EPDM rubber for porches, garages, additions and the low sections of back-splits. The starting price covers a small porch or garage roof up to about 150 square feet.

  • Eavestroughs

    from $1,450

Five-inch aluminum eavestrough formed on site in one continuous length per run, with new downspouts placed to carry water away from your foundation. The starting price is for a bungalow. Cleaning and re-sloping start at $195.

  • Skylights

    from $1,650

We replace old or leaking skylights with a new unit and a matching flashing kit, then patch the drywall around the opening. If you’d rather lose the skylight, we can take it out and shingle over the hole.

  • Emergency tarping

    from $295

If water is coming in, we’ll put a tarp over the damaged area the same day so the inside of your house stays dry. If you go ahead with the repair, the tarp cost comes off the final bill.

How it works

What happens after you call

  1. You call or book online

Tell us what’s going on. If water is coming in, we send someone today. For everything else, we book an inspection at a time that suits you, including Saturday mornings.

  2. We go up on the roof

We check the shingles, flashing, vents and eavestroughs, and look in the attic if there’s a hatch. We photograph everything and go through the photos with you before we leave.

  3. You get a written price

Within two business days you’ll get a fixed price by email or text, with each item of work listed. Take your time to decide. We won’t call to chase you.

  4. We do the work and clean up

Most new roofs take one or two days. We cover your gardens and run a magnet over the lawn and driveway for nails. Every scrap of old roof goes away in our own bin.

Reviews

What homeowners told us

Average rating 4.7 out of 5 from the three reviews below.

Rated 5 out of 5

Water was coming through a pot light during a storm on a Sunday. They had a tarp up by four o’clock and came back on Thursday to redo the flashing around the chimney. The bill matched the quote, and they showed me photos of the gap they’d found.

Rated 5 out of 5

We got three quotes for a new roof and Sixtwelve were in the middle on price. Their quote listed every item, and the final bill matched it to the dollar. The crew was done in two days and I didn’t find a single nail in the driveway.

Dev, AjaxFull shingle replacement

Rated 4 out of 5

They replaced the eavestroughs and downspouts on our side-split, and the corner by the garage finally drains away from the foundation. Rain pushed our start date back a week, which was annoying, but they kept me posted the whole time.

Questions

Questions homeowners ask us

Something else on your mind? Call (905) 555-0163 and you’ll talk to someone who’s been up on a roof.

Can you fix a leak while it’s still raining?

We can stop the water the same day by putting a tarp over the problem area. The permanent repair waits until the roof is dry, because sealant and shingle strips won’t bond to a wet surface. That’s usually within a few days.

How do I know if I need a repair or a whole new roof?

If your shingles are under about 15 years old and the damage is in one spot, a repair usually makes sense. If they’re curling, losing granules or past 20 years old, patching tends to buy you a season or two. We’ll show you photos and tell you which we’d choose if it were our own house.

How long does a new roof take?

Most houses in Durham take one or two days. A big two-storey, or a roof with two layers of old shingles to strip, can take three. We never leave a roof open overnight.

Do you work in the winter?

Yes. We do repairs, tarping and ice dam work all winter. Full replacements go ahead down to about minus 5°C, because shingles need some warmth to seal. Below that, we’ll book you for the first mild stretch in spring.

Will my home insurance cover a leak?

It depends on the cause. Sudden damage from wind or a fallen branch is often covered, and wear and tear usually isn’t. We’ll give you dated photos and a written report you can send to your insurer.

What warranty do I get?

New roofs come with our 10-year workmanship warranty, on top of the shingle maker’s warranty. Repairs are covered for 2 years. Both are written on your invoice.
